How to avoid losing your deposit

Nearly all letting agents now stipulate carpets should be cleaned by outgoing tenants, and quite rightly. You should have moved in to nice clean carpets, and it's only right that you leave them in the condition you found them. So that the new tenants have the same newly moved in experience you enjoyed.

25 years ago this was very rare and i only encountered it working in Oxford, whilst working for a national company, where i trained cleaners on the job. Thankfully now thinking is totally different.

The first midlands based agents i encountered who took this forward thinking approach was Denny & Salmond (dennyandsalmond.co.uk) . I have worked with them for longer than either lady would care for me to say, but i still regard them as one of the best agencies i have ever had dealings with, and there have been a great many. Also by authorizing payment from the deposit or leaving payment when handing in the keys, you don't even need to be there, a very handy thing when the pressure of moving is going on. An added benefit is that the carpet cleaner should be the last contractor on site to clear up behind everyone else. Why clean the carpets to have all sorts traipsed over them afterwards.

Barring instances of near destruction of carpets i can hand on heart say that not one client has ever lost their deposit. I am good at my job but not a miracle worker.

Other carpet cleaning companies will claim all sorts of things due to size and cost of equipment they use, but a competent technician can clean carpets with any machine. The only difference is time and physical effort involved and drying times with very low end machines. i could have saved thousands on the cost of the equipment i use, but it benefits me by making the job easier and quicker, and you by saving your time. also the cost of equipment means i do not have such an expense to recoup at the cost to my customers as others do. the cleaning agents i use are expensive compared to the normal professional range, but again it makes my job easier, it's my benefit so you don't pay more.
